In addition to being overwhelmed by the sheer volume of these recently revealed problems, many financial institutions do not have the in-house resources to deal with the complexities they now face. Conventional methods for evaluating and managing these troubled real estate assets, relying heavily on backward looking appraisals, are ineffective in today's rapidly changing and informational vacuum world. The solution to this problem is to either build a modern in-house resource over time or to out-source the problem by forming a strategic alliance with a team of experienced professionals.

Our consulting and expertise includes a menu of services generally employed in phases. During an initial phase we provide an evaluation of the real and potential value of the troubled assets including such functions as broker price opinions, market analysis, site inspection, evaluation of completion issue (including improvements and bonding matters) evaluation of existing and potential entitlements and analysis of other positive and negative development issues. The second phase of our work is to assist the client in formulating and evaluating exit strategies while the third phase consists of helping implement the chosen strategy for dealing with the particular asset.

Mr. Allen's responsibilities include overall supervision of the on-going projects of the various entities; project acquisition, financing, development, supervision of sales and marketing activities, negotiation of contracts, construction supervision, legal, accounting and other executive duties.

Bruce BairdBruce R. Baird is one of the leading land use development/real estate lawyers in Utah, - his specialty for the last twenty years. Mr. Baird has been responsible for obtaining, evaluating, maximizing and protecting entitlements for commercial and residential projects ranging from smaller subdivisions to some of the largest, most complex, master planned communities all across Utah. Mr. Baird's expertise and judgment are relied upon by many of Utah’s leading developers.

Gabriel ChadseyGabriel R. Chadsey has 15 years experience in real estate sales and finance, focusing on value-added projects. Clients include banks, servicing companies, development companies and private investors. Mr. Chadsey's wealth of experience includes a diversity of projects: raw land, single-family, multi-family and commercial development. Mr. Chadsey has an aptitude for identifying distressed opportunities, then formulating and implementing the best possible path for making these projects profitable.
